Do you offer seasonal or short-term rentals?

We advertise prices are for 12-month lease terms. We currently DO NOT provide Monthly nor Short-Term rentals. Any seasonal rentals will indicate the shorter lease term.

Do any of your rentals allow pets?

Most properties do not allow pets. The following properties will allow pets on a case by case basis subject to an additional refundable $500 per pet and pet deposit and, if applicable, any Home Owners Association restrictions or monthly pet fees.

Do you offer furnished rentals?

All our properties are offered unfurnished and are equipped with built-in kitchen appliances, washers, and dryers unless noted otherwise. We will indicate in the listing remarks if the property is fully furnished.

Are utilities included?

Unless noted otherwise, our advertised rates do not include utilities (Gas, Electricity, Water). However, for most Condominiums and Town Homes, water, sewer, trash, and snow plowing services are usually included. Tenant shall place the required utilities into their name before move-in.

Please note: TV, cable/satellite, internet, phone are not considered utilities. The tenant shall arrange and pay for those services separately if needed.

What will utilities cost each month?

Actual usage will be the basis of utility cost. We are unable to predict your utility cost accurately. The utility costs will depend on the size of the home, the number of occupants, your lifestyle, and habits. Under normal circumstances, electricity and gas will likely average between $100-$400/month over 12 months.

What is the application process?

All adults over 18 yrs of age who wish to become our tenant will be named on the lease AND required to submit an online application form.

Please Note: There will be a non-refundable $30.00 for the application fee. Once we’ve had a chance to review the application, you should receive a direct email from Transunion requesting your permission and payment (credit/debit card) for us to receive your reports. Until, or unless, you approve that email and provide them with payment, nothing happens.

Are all rentals available to move in immediately?

Unless specified otherwise, all properties are available for immediate occupancy, pending approval of your application, reports, and references which usually takes about 2 to 4 business days from the moment we receive all applicants’ credit/background reports.

Are there any funds required at move-in?

To better protect our client’s investments, we require a minimum, the first month, last month, one month Security Deposit, and, where applicable, a $500/Pet, Deposit at lease signing or before move-in.

For your convenience, we provide the physical address so that you can determine if the curb appeal, location, proximity to public transportation, or schools falls within your needs.

Plan ahead. Due to the high volume of calls that we receive, and some properties are currently tenant/owner-occupied, same-day and weekend showings are rare.
